Most of the lab for rent at Amnios are in bare shell condition with floor trap and dedicated exhaust shaft for fume discharge. Chilled water tap-off point is available for air-con (if necessary). Fitted lab unit is rarely available. Even if there is, it will be left by previous tenant and some renovation may be required to fit the incoming tenant requirement. Is pre-termination of lease before expiry allowed for tenancy in Amnios?
No. Pre-termination of lease is not allowed by the landlord of Amnios. This is a norm practice by Corporate REIT landlord in Singapore. However, tenant can approach the landlord for assistance in looking for a replacement tenant if there is an unexpected change in business plan that requires down-sizing, relocation or closure of business space.
