Beyond the quoted office rental price, there are other fees that you have to consider such as utilities, internet, legal fee, stamp duty, insurance, and a security deposit (typically 2-3 months’ rent). Of course, renovation and furnishing costs will need to be included in the budget too. For business space that comes with centralised aircon, typically the aircon charges during office hours are included in the rent. Aircon usage outside working hours will generally incur additional charge. This is unlike a Serviced Office concept which offer all-inclusive pricing with flexible terms.

The standard minimum lease term for a commercial office building including business parks and industrial building for rent in Singapore is 2 – 3 years. If your company requires maximum flexibility, please consider serviced offices, which offer much shorter commitment periods with terms starting from just one month.

Pre-termination is generally not allowed by many corporate landlords in Singapore. The tenant is liable for the rental until new tenant replacement is found. Some Tenancy Agreement may include a “diplomatic clause” for early exit under specific conditions like relocation. Pre-termination could also cause the forfeiture of the security deposits.

Opt for Business Parks or high-spec industrial building if there is mixed-use operations (e.g., clean production or R&D + office) in compliance to URA 60:40 Usage Rule, and your business does not need to be based in the city area. This option will save a considerable amount of rental and yet, still able to enjoy a considerably good access to amenities and presentable corporate image.
