Prices vary by location and building specifications. Commercial Office space for rent in Central Business District (CBD) e.g. Raffles Place/ Robinson area averages S$11.00 -14.00 psf. Near to CBD but still centrally located area is priced from S$7.00 – 10.00 psf.

What are the hidden costs to consider when renting an office space in Singapore?
Beyond the quoted office rental price, there are other fees that you have to consider such as utilities, internet, legal fee, stamp duty, insurance, and a security deposit (typically 2-3 months’ rent). Of course, renovation and furnishing costs will need to be included in the budget too. For business space that comes with centralised aircon, typically the aircon charges during office hours are included in the rent. Aircon usage outside working hours will generally incur additional charge. This is unlike a Serviced Office concept which offer all-inclusive pricing with flexible terms.
What is the minimum lease term for an office for rent?
The standard minimum lease term for a commercial office building including business parks and industrial building for rent in Singapore is 2 – 3 years. If your company requires maximum flexibility, please consider serviced offices, which offer much shorter commitment periods with terms starting from just one month.
What happens if I need to terminate my Tenancy Agreement early?
Pre-termination is generally not allowed by many corporate landlords in Singapore. The tenant is liable for the rental until new tenant replacement is found. Some Tenancy Agreement may include a “diplomatic clause” for early exit under specific conditions like relocation. Pre-termination could also cause the forfeiture of the security deposits.
Who handles repairs of the business space / warehouse/ office rented?
The landlord handles structural and external maintenance of the building. Tenants are typically responsible for all internal repairs within their unit, including air-conditioning servicing and any fixtures, as stipulated in the Tenancy agreement.
Is subletting allowed in office rental Tenancy agreement?
Subletting is almost always prohibited without the landlord’s explicit prior written consent. This clause is one of the standard terms in Tenancy Agreement to protect the landlord’s property and control over who occupies the space.
What is a Letter of Intent (LOI)?
An LOI outlines the key agreed terms before the full lease is drafted. It is typically not legally binding but is a critical professional step demonstrating serious commitment from both parties to proceed in good faith.
Which option is better for my business: Commercial building or Business Parks or Industrial Building?
Choose a commercial office building if you require a prestigious address, full allocation of space to administrative, sales and marketing works, excellent corporate image for branding, and better access to transport and amenities.
Opt for Business Parks or high-spec industrial building if there is mixed-use operations (e.g., clean production or R&D + office) in compliance to URA 60:40 Usage Rule, and your business does not need to be based in the city area. This option will save a considerable amount of rental and yet, still able to enjoy a considerably good access to amenities and presentable corporate image.
