FAQ About one-north Space For Rent

There are 2 types of space available for rent at one-north, namely research unit and office unit.
– Research units are meant for laboratory (wet/ dry lab) usage and are typically in bare-shell condition, but comes with exhaust riser and floor trap.  There are also selective research units that are pre-fitted with false ceilings, lightings , individually controlled aircon and basic lab furnitures in some of the buildings at Biopolis under “shell-plus” concept. – Office units are mostly fitted with false ceilings, lightings and centralised aircon.  These office units are suitable for companies in knowledge-intensive industries who do not require wet lab presence in their activities.

Depending on the type of space (Business Park or Office) , the asking rental rates are different at one-north.

  • Biopolis @ one-north asking rental rates ranges from S$5.50 – $7.50 psf
  • Fusionopolis @ one-north asking rental rates ranges from S$6.00 – $6.50 psf
  • Mediapolis @ one-north asking rental rates ranges from S$4.50 – 5.00 psf

Unit size at one-north space for rent typically ranges from 2,000 – 25,000 sqft, although in some buildings it can stretch to 50,000 sqft on a continuous single floor plate.

Typically the lease term is a minimum of 3 years. It can be longer and is renewable.

Yes, there will be rent-free fitting-up period granted. The duration of this rent-free period depends of the size, condition of the space and the effective rental rate over lease duration. Although typically it is 4 -6 weeks period, prospective tenant may discuss with the landlord for a slightly longer time if there is a sizeable renovation required or foreseeable construction delay.

Under URA guidelines, Business Park zoning are for businesses engaged in high-technology, research and development (R&D), high value-added and knowledge intensive activities.
