Below are the types of lab for rent available :
Research Units (Wet or Dry Lab) –  Typically in bare shell condition, but comes with exhaust riser for fume discharge, floor trap, chilled water-tap off points for air conditioner, louvres for fresh air intake and other supporting infrastructure for laboratory that uses flammable material.  There are also fitted office and lab for rent available but they are not many. 
IT-Office units (Dry Lab) – Mostly fitted with false ceilings, lightings and centralised aircon.  These units are suitable for companies in knowledge-intensive industries who do not require wet lab presence or exhaust shaft for fume discharge in their research such as IT-related trade, Software development, Data Science & AI, Robotics and Automation company.

Depending on the location, the asking rental rates for buildings that offer lab for rent ranges from:

  • Science Parks : From S$3.95 – $7.50 psf (subject to GST) Negotiable
  • one-north : From S$6.20 – $7.50 psf (subject to GST) Negotiable

Sizes available for office and lab for rent mostly starts from 1,200 to 20,000 sqft. There are also some units that are under 1,000 sqft available in some buildings at Science Park. We can also source for units that are larger than 20,000 sqft on a continuous single floor plate or a whole building that are  suitable for head quarter or experiential centre. Yes there are a few fitted office and lab for rent available. However, they are not many and the sizes, fittings and layout may not suit your company’s operational requirement. Most of the time fully fitted lab are left by previous tenants. Some renovation to the existing layout may be required.

Yes, there will be rent-free fitting-up period granted. The duration of this rent-free period depends of the size, condition of the space and the effective rental rate over lease duration. Although typically it is 4 -6 weeks period, prospective tenant may discuss with the landlord for a slightly longer time if there is a sizeable renovation required or foreseeable construction delay.
